What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area and the general layout of the home. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a floorplan service?

Disputing real estate taxes

Tax records often reflect inaccurate square footage because the values can come from several sources, and occasionally go unproven — which means you may be paying for more space than you actually have! Unless an appraiser has completed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Marketing a listing

A floorplan service can ensure that you're paid fair market value for your property. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your property, but possibly even the number of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any updating that might have affected square footage).

Information for real estate agents

To ensure that your client's property sells at a price that properly reflects true market value, we recommend asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tool to entice potential buyers because they can review the layout and characteristics of the house before and after touring.
